  • Listed now

Your home is on the market and it isn’t getting the response you expected.

  • Expired or withdrawn

Your listing ended or you took it off the market, and you want to understand why before trying again.

  • Getting ready to list

You want to get it right the first time and avoid the usual reasons homes sit.

Real estate advice for real life

You don’t need a sales pitch. You need a plan.

When a house sits, it’s easy to fixate on one thing. Usually the answer is in the pattern: how many buyers are finding it, how many come to see it, and what happens after they do.

This assessment walks through that pattern with you, using only what you know. It won’t guess at numbers it doesn’t have, and it won’t jump straight to “lower the price.” It will help you figure out what to look at first and what to ask.

How buyers get from a listing to a closing

A sale moves through the same stages. The assessment looks for the first place things may be getting stuck.

  1. 1. Visibility

Are the right buyers seeing the listing?

  2. 2. Interest

Are they saving it, sharing it, and asking questions?

  3. 3. Showings

Are they booking a visit, and can they get in?

  4. 4. Offers

After visiting, are they writing offers?

  5. 5. Contracts

Are accepted offers holding together through inspection and financing?

What you’ll get

  • A one-screen summary: what stands out, the areas to look at, and your first step
  • A straight answer on whether price deserves a conversation, and why
  • What your answers suggest, and how buyers may be responding
  • The most plausible explanations, with how to tell them apart
  • Options, tradeoffs and an action plan with a checkpoint
  • Questions to ask your agent, or a prospective agent
  • What we still don’t know, and what would change the advice
  • Resources and next steps

Your results appear right away, on screen. You can print them, save them as a PDF, or choose to have a copy emailed to you.

What it won’t do

  • Require your name, email, phone or address.
  • Estimate your home’s value or make up market numbers.
  • Default to “lower your price.”
  • Second-guess the agent you’re working with.
  • Replace a property-specific market analysis.

Already working with an agent? This is meant to help you have a better conversation with them, not to replace them.

Common questions

Do I need to give my email or phone number?

No. The assessment doesn’t ask for your name, email, phone number or street address, and your full results appear on screen. Your answers stay in this browser tab while you work. Nothing is sent anywhere unless you tick a box on the results page, such as “Email me my report,” and press send.

How long is it?

If your home is listed now, it’s about 20 to 25 multiple-choice questions. It’s a little shorter if you’re still getting ready to list. Most questions include an “I don’t know” option.

I’m already working with an agent. Is this for me?

Yes. It’s built to help you have a clearer, more specific conversation with your current agent. It isn’t a request to switch agents, and the results will point you back to that conversation.

Will it tell me what my home is worth or what to price it at?

No. It doesn’t use MLS data or comparable sales, so it can’t value your home. It will tell you what information to ask for, including a property-specific comparison with the homes buyers are choosing between.

Will it just tell me to lower my price?

Not by default. Price is one of several things buyers weigh. The report only raises price when your answers point there, explains why, and suggests how to check it with a current comparison before you change anything.

What if I don’t know the answer to a question?

Choose “I don’t know.” That’s useful too. If you don’t know several answers, the report focuses on what to find out first so you can fill in the gaps.

Does this replace a market analysis?

No. It’s an educational starting point based only on your answers. It doesn’t replace a property-specific market analysis from a licensed real estate professional.
